The Property
Step into a bright, open concept living area designed for comfort and connection. The main space combines the living room, dining area, and kitchen, all framed by beautiful views of the water. Whether you're preparing a meal, enjoying dinner, or relaxing on the sofa, the beach is always in sight.

Indoor Living: Relax in the open living space with a Smart TV and a dining table for meals. A dedicated workspace is also available for those needing to stay connected.
Kitchen: The fully equipped kitchen includes all the basics for cooking, a drip coffee maker, a blender, a Crock-Pot, and a breakfast bar for casual dining.
Outdoor Living: Your balcony features a dining area, perfect for enjoying meals while overlooking the ocean.

Guest Access
Your vacation begins with seamless self check-in using a keypad entry. You will have full, private access to the entire condo and its wonderful community amenities.
Guest access includes:
The entire private condo unit.
Two gated community pools.
Community picnic areas with charcoal grills.
Gated beach access, gated pier access for relaxing or fishing.

​Discounts: We offer a 10% discount for stays of 7 days or more and a 20% discount for stays of 30 days or more. This is perfect for a snowbird's dream escape or an extended summer vacation!

Check-In & Check-Out
-Check-in: 4:00 PM or after {{checkin}}
-Check-out: By 10:00 AM {{checkout}}

⏰ Unauthorized late check-outs will incur a $75 fee due to scheduled cleaning services.

Quiet Hours (10:00 PM – 8:00 AM)
-Please be respectful of neighbors
-No loud music, parties, or disturbances

Occupancy & Guest Policy
-Only registered guests are allowed on the property
-Exceeding the maximum occupancy may result in immediate removal without refund

Prohibited Activities
🚫 No parties or events (strictly enforced; violations may result in cancellation without refund)
🚫 No smoking or vaping inside the unit
🚫 No pets (per HOA regulations)
🚫 No open flames (candles, incense, etc.)
🚫 No receiving mail or packages at the unit

Cleanliness & Arrival
-Please notify us within 2 hours of check-in if anything does not meet your expectations so we can address it promptly

Cleaning & Property Care
-Excessively dirty units will incur a minimum $175 cleaning fee (documented with photos)
-Missing or damaged items will be charged accordingly:
Towels: $10 per towel

Smoking Policy
-Smoking or vaping inside the unit will result in a $200 fee per stay, plus any additional cleaning or damage costs

Extended Stays (30+ Days)
-A mid-stay cleaning is required every 30 days (typically around day 15 for the first cleaning) to maintain the property

Security
-For your safety and protection, the property is equipped with exterior security cameras only

Cancellations (Direct Bookings)
-A 4% credit card processing fee applies to all refunds
Long-term stays (30+ days):
-30+ days before check-in: Full refund (less processing fee)
-14–29 days: 50% refund
-13 days or less: No refund
-No-shows are non-refundable
​-Refunds will not be issued for inclement weather unless a state of emergency is declared where this property is located.

Additional Policies
-Lost & Found: $50 handling fee (plus shipping) for returning items
-Damages & Violations: Guests are responsible for any costs resulting from damages, rule violations, or impacts to future bookings

We reserve the right to decline future reservations for guests who do not follow house rules.
