Kiva Grand is a beautiful beachfront luxury family home on a 2 acre Gulf front Kiva Dunes lot served by 7 spacious bedrooms, plus 2 bunk rooms, and 9 bathrooms. Although the views and surroundings are indeed quite grand, it was built with family gatherings in mind with amenities like a really big kitchen, an elevator, a large beachfront pool just outside a huge family room with a 2nd kitchen, a handicap friendly bedroom and bath, and a hot tub for enjoying the outdoors year-round.

The lower floor is built for recreation and poolside living, centered around a large recreation room with a TV, comfortable seating, and a secondary fully stocked and equipped kitchen with a casual dining area. A full bath is conveniently located for pool access, and the larger of the 2 laundry rooms is also found on this level. 3 covered parking spaces in the garage add everyday practicality, and French doors open to covered porches on both the east and north sides of the pool area.
The main floor is designed for seamless gatherings, anchored by an open-concept living area with multiple seating spaces, including a charming fireside sitting room and a family room with a Smart TV. The gourmet kitchen is equipped with an oversized refrigerator, 2 islands, 2 dishwashers, an undercounter wine fridge and ice maker, 2 ovens, and drip and Keurig coffee makers. The kitchen has everything needed to prepare and serve meals for large groups and is perfectly matched by the dining area with room for everyone to eat together. A King bedroom with a handicap-friendly private bath featuring a roll-in shower, though not fully ADA-compliant, provides accommodation on this level. A charming bunkroom with nautical decor and an additional full bath and half bath round out this level.
The upper floor offers 6 bedrooms, including the primary King suite featuring a remodeled bathroom with a soaking tub, large shower, and double vanity, with access to both a private and shared beachfront porch. 2 additional beachfront King suites open onto a shared terrace, and one of these also includes a Twin Daybed and Twin Trundle. The remaining bedrooms include one with 2 Queen beds, one with a single Queen bed, one with 2 Double beds, and a new bunkroom with 2 XL Twin beds. All of these bedrooms include private baths, and a sitting area overlooking the entry hall and atrium adds a gracious touch. A laundry room provides added convenience.
Outside of the 8,700+ of heated and cooled space, Kiva Grand has one of the most spacious pool areas, offering the rare feature of spacious areas for both sun and shade. A huge private beachfront pool, unfortunately not heatable, and hot tub are perfect for relaxing even in cooler weather. This is well complemented by plenty of lounge chairs and seating as well as outdoor dining spaces on both the main level porch and pool level that make relaxation and al fresco meals a breeze. A charcoal grill is on hand for cookouts. A private dune walkover leads to a quiet stretch of pristine, sugar-white beach just steps away, and when the day’s over, an outdoor shower makes getting the sand off convenient.
Enjoy the feeling of being away from it all, then pop over to the Kiva Dunes Lodge for lunch, visit The Beach Club Resort and Spa at 925 Beach Club Trail for dinner or for a massage. Given the large private beachfront pool and hot tub at Kiva Grand, we are not members of the Kiva Dunes Beach Club which was built to offer those not staying at beachfront homes an opportunity to relax by a beachfront pool.
